Our senior planner, senior engineer and senior designer undertake a thorough analysis of your property. This is to highlight key information and flag any development risks. We help you understand what you can and can’t do with your property. If everything looks good, we move forward to the next step.

Time to Delivery: 8 Working Days
This is the most important step in the process. Once we have the brief for development we design 4–6 development options for you with real house designs. These options include comprehensive feasibility studies. To achieve this detail we use our Lots Co Smart Houses and our neat Lots Co Smart Cost Technology. This process allows you to weigh the risks and merits of real development scenarios, so you can make the best business decision for your development and future.
This process is done together with our partners at Loan Market Development Finance to ensure access to Development Funding (if required).

Time to Delivery: 14 Working Days
Here we design the development as a whole. First we undertake a few technical tasks to give us solid site data to do our detailed design work.
We then develop the houses, pushing and pulling our Lots Co Smart Houses to maximise site usage and make the interiors spaces nicer. We style the exteriors of the houses, design the driveway and landscape and finish all the technical drawings. You’re now ready to get to the consents phase.
In this step we look after your Resource Consent first, then any engineering consents, followed by Building Consent.
Because a lot of the planning and architectural work has been de-risked in the early stages this part of the process is efficient and easy. Communication lines are always open between consultants to ensure any requests from council are easily looked after.
Once you have all your consents granted, you’re ready to put a spade into the ground. Lots Co have formed relationships with a number of reputable firms within the AEC industry. All firms have been vetted for quality.
The first process is to undertake Civil Siteworks. Our partners will clear the site to get ready for building to begin. After this point we will hand over the project to one of our Lots Co Building Partners who will manage the process and make sure your development gets built beautifully and with quality.
In this step many of the consultants that worked together in earlier stages come together for final certification sign-off. Our legal partners will prepare all various agreements and title documents to make sure the legal side is looked after. Utilities are also connected to site to make sure everything is working order.
If selling, we can help organise sales and marketing packages with our real estate partners to ensure sales success.
