The Lots Co Process is led by our Smart Due Diligence services. They’re smart because we’ve created technology that marries good design, smart technology and better processes so you can make the right decisions all within 3 weeks.
This process is in two steps.
Step 1:
Site Review
Our senior planner, senior engineer and senior designer undertake a thorough analysis on your property. This is to highlight key information and flag development risks. We help you understand what you can and can’t do with your property very quickly.
Cost: $350 (GST Incl.)
Time to Delivery: 8 Working Days
Step 2:
Discovery
This is the most important step in the process. Once we have the brief for development we design 4–6 development options for you with real house designs. These options include comprehensive feasibilities. To achieve this detail we use our Lots Co Smart Houses and our neat Lots Co Smart Cost Technology.
The Smart Houses are rich architectural models that are full of technical wonders. They can be transformed to maximise site usage and adapt to any site so that each development option (and its houses) are completely unique. Our Lots Co Smart Houses also have all the Unitary Plan controls within them so we can design to address consent issues very early on.
The Smart Houses are linked to our Smart Cost Technology to generate detailed development costs. This process allows you to weigh the risks and merits of real development scenarios, so you can make the best business decision for your development and future.
This process is done together with our partners at Loan Market Development Finance to ensure access to Development Funding (if required).
